Orange, California — One of Los Angeles’ most popular burger destinations may soon be making its Orange County debut as documents filed with the state point to a new restaurant planned for the heart of Old Towne Orange.
The Win~Dow, the walk-up eatery that has developed a loyal following for its affordable smashburgers and casual menu, appears to be preparing to open its first-ever Orange County location at a long-vacant property near Chapman Avenue and Lemon Street.
While the restaurant has not officially announced the expansion, recent licensing documents have fueled excitement among local food lovers.
State Filing Points to New Orange County Restaurant
A California Department of Alcoholic Beverage Control license application lists a business named “The Win~Dow and a Bar” at 237 W. Chapman Ave., the site of a former radiator shop in Old Towne Orange.
The application, submitted under Win Orange LLC, seeks a Type-47 on-sale general eating place license, which would allow the restaurant to serve alcoholic beverages alongside its food offerings.
As of June 24, the application remained in pending status.
Although licensing applications do not guarantee a restaurant will open, they often provide one of the earliest public signs of an upcoming expansion.
Outdoor Garden and Bar Could Transform Vacant Property
Reports circulating locally suggest the new restaurant may offer more than just burgers.
According to information shared by local Instagram account NoPlaceLikeOrange, the project could include an outdoor garden-style dining area along with a bar, creating a new gathering space in one of Orange County’s most popular historic districts.
The property has remained vacant for years, making the potential redevelopment welcome news for many residents and visitors who frequent Old Towne Orange.
If completed, the project would breathe new life into a prominent corner of the neighborhood.
The Win~Dow Built a Following With Simple, Affordable Menu
The Win~Dow first opened in Venice in 2019 and quickly gained popularity thanks to its straightforward menu and budget-friendly prices.
Its signature offerings include:
- Smashburgers
- Fried chicken sandwiches
- French fries
- Grain bowls
- Kale salads
- Hand-spun milkshakes
Some locations have also become known for serving breakfast burritos, adding to the brand’s appeal throughout Southern California.
Its combination of quality ingredients and relatively low prices has helped the restaurant develop a strong customer following.
Expansion Continues Across Southern California
If the Orange restaurant moves forward, it would become another milestone in The Win~Dow’s steady regional expansion. The company currently operates locations in:

Local Excitement Builds Ahead of Official Announcement
Although construction timelines and opening dates have not been announced, the licensing activity has already generated excitement among burger fans eager to see the Los Angeles favorite cross into Orange County.
Should the project receive final approvals, residents could soon enjoy one of LA’s most talked-about fast-casual burger brands without making the drive north.
For now, food enthusiasts will be watching closely for additional announcements as plans for the long-vacant Old Towne property continue to develop.
